BE IT AND IT IS HEREBY ENACTED by the Warren County Board of Supervi-
sors:
ARTICLE I. PURPOSE.The purpose of this Ordinance is to amend the War-
ren County Zoning Ordinance so as to reclassify certain lands within Warren
County, Iowa as attached to this Ordinance as exhibit "A".
ARTICLE I1. AMENDMENT. That the following premises be hence forth re-
classified as rezoned to C-2 (General Commercial-Highway Service District)
restricted on property described as:
The Easterly 50 feet of Parcel "E", located in the Northeast Quarter of Sec-

ARTICLE I. PURPOSE: The purpose of this Ordinance is to amend the
Warren County Zoning Ordinance as indicated.
ARTICLE II. AMENDMENT.
The amendment is in Chapter 41, Section 41.02 A-1 DISTRICT REGULATIONS,
2. Special Use Permits A-1. Add: U. Public or private temporary use asphalt or
concrete plants with reclamation piles of asphalt or concrete and new material
piles associated with paving projects.
ARTICLE Ill. ZONING ORDINANCE. That the Warren County Zoning Ordi-
nance are hereby repealed so as to change the reclassification as set forth above.

PUD AMENDMENT AND REZONING
NOTICE IS HEREBY GIVEN that the Planning & Zoning Commission of the City
of Norwalk will hold a public hearing at 5:45 p.m.Wednesday, July 10, 2013 in
the Council Chambers at Norwalk City Hall, 705 North Avenue. to consider re-
zoning property within the City of Norwalk and an amendment to the Legacy
Planned Unit Development (PUD). The property being considered is generally
located west of Highway 28, south o1 Beardsley Street, north of Colonial Park-
way and generally east of the Legacy Brownstones and Legacy Pointe Townhome
developments. A detailed description and map of the property to be considered
can be found at www.norwalk.iowa.gov
The proposal, if approved, would rezone 5 acres more-or-less of Parcel 10 of the
Legacy PUD, from Flex Space to C-3, Highway Service Commercial District.
This petition, if approved, would also adopt the master plan for 7 acres of Parcel
10 of the Legacy PUD to R-4, High Density Multiple Family Residential as de-
finedin the Norwalk Zoning Code.
The specific proposed amendment reads as follows:
PARCEL 10.
This parcel is delineated for "Flexible Land Use", with the ability to combine
nearly 50 acres for mixed use of office, commercial retail, and residential devel-
opment. Prior to development of this Parcel, the developer shall submit to the
City of Norwalk as an amendment to this Ordinance and the Master Plan. (a
Master Plan and associated ordinance for Parcel10), which shall designate the
permitted land uses and rules, regulations and guidelines for development of
Parcel 10. Plans for development of this Parcel are being cFeferred to allow the
developer the opportunity to attract Metropolitan wide businesses to locate in
Norwalk and become a part of the Legacy Planned Unit Development. Land
Use and Development Standards may include uses and regulations as allowed
in the R-3, Medium Density Multiple-Family Residential District. standards that
apply to detached townhomes in parcels 11, 17, 18, and 21, R-4. High Density
Multiple-Family Residential District, C-2, Community Commercial District. C-3,
Highway Service Commercial limited to use 17.10.110.2.B 9, PC. Profes-
sional Commerce Park District, or IC, Industrial Commerce Park District limited
touses17.10.150.2A, B, D, E, G, HandJ.
Persons may express their opinion on the proposed rezoning and PUD amend-
ment at the time and place of the public hearing. Opinions in writing shall be
submitted on or before the time of the public hearing to Mike Johnson. Director
