Notice is hereby given that a public hearing will be held before the WARREN
COUNTY BOARD OF ADJUSTMENT on the 10"day of September, 2015 at
7:45 p.m. in the 2"e floor Board of Supervisors Meeting Room, Warren
County Administration Building, Indlanola, Iowa.
Saicl hearing is in regard to a special use permit application submitte~J by
Selective Site Consultants on behalf of Verizon Wireless, 9900 W 109~
Street, Suite 300, Overland Park, KS 66210. Owners of the property in
question are Phillip & Christine Spence, 22758 190~ Avenue, Lacona, IA
50139.A special use permit is sought from Title V, Chapter 41,02 (2)(S) of the
2014Warren County Zoning Ordinance. Said section (2) Special Use Permits:
S.Towers allowing for the construction and erection of microwave, radio,
television, digital or cellular communication equipment. Towers 100 feet or
less must be stealthed. No fall area on monopoles or silos. Fall areas shall
be required on all towers over 100 feet in height. Requirement of fall zone be
equal to the height of the tower (as measured from the base) to all tower site
boundaries, if granted, the special use would allow for the installation of a
250' self-support wireless communications facility and related ground-mounted
equipment to provide cell phone coverage to the "surrounding area. The
property in question is described as:
The East Half of the Southeast Quarter (E ½ SE ¼) of Section 24, Township
74, Range 23, except commencing at the Northwest corner of the Northeast
Quarter of the Southeast Quarter (NE ¼ SE 1~ ) of said Section 24; thence
South 12 rods; thence East 24 ¼ rods; thence Northeast to the North line
thereof to a point 29 rods East of the starting point; thence West to a point
beginning, containing 78 acres, more or less;
AND
The West One-half of the Southwest Quarter (W 1/2 SW ¼) of Section 19,
Township 74 North, Range 22 West of the 5~ P.M., Warren County, Iowa.
Title subject to (a) Zoning Ordinances; (b) such restrictive covenants as
may be shown of record; (c) easements of record, if any; (d) mineral
reservations, If any, of record; and (e) established highways and roads.

Absentee Ballots for School Election
Now Available
Ballots are now available for absentee voting for persons
who will be absent from the polls on September 8% The
ballots may be mailed to the voter no later than Friday,
September 4th or persons may come into the Warren County
Administration Building, 301 N. Buxton, Suite 101 and vote
through Friday, September 4, 2015 (the Administration
Building will be closed Monday, September 7t" for Labor
Day). Persons applying for absentee ballots should mail these
ballots back to the Auditor's Office as soon as possible, as the
envelope must be postmarked no later than September 5,
2015.
A voter is not required to own property in a School District
in order to vote in the election, but must be currently
registered in your county of residency.
